Rosebud/78 Rezoning to be Withdrawn

According to the applicant, the city planning staff is requiring that the application for annexation and rezoning of the tract at Hwy. 78 and Rosebud Road be resubmitted, as opposed to allowing him to split the present application and proceed on November 27. As a consequence, the earliest that a new rezoning proposal can appear on the Planning Commission’s agenda is February, 2008.

The applicant will formally withdraw the current proposal at the Tuesday night meeting; however, our attendance is no longer required.

However, you are strongly encouraged to go to City Hall on Monday night. A final hearing and decision on ANX 07-08 / LUP 07-10 / RZ 07-15, applications by Genesis Development Group, LLC for the corner of Temple Johnson Road and Garmon Drive, is scheduled before the Snellville City Council on Monday, November 26 at 7:30 pm.

The proposal is to annex the ±22.719 acre tract consisting of five (5) parcels into the corporate boundaries of Snellville; to amend the Land Use Plan from Residential –Low Density (Gwinnett County and City of Snellville) to Residential –Medium Density (City of Snellville) and to amend the Official Zoning Map from R-100, Single-Family Residential District (Gwinnett County) and RS-180, Single-Family Residence District (City of Snellville) to R-HOP(55)-SF, Single-Family Residential Housing (Detached) for Older Persons District for an active-adult/senior oriented residential development on a ±42.866 acre site comprised of 149 lots located at Temple Johnson Road and Garmon Drive (to the West).

Adjoining and nearby homeowners have fought this application, arguing that it would introduce unacceptable, higher-density development into an area characterized by large-lot, single-family residences. Area residents are encouraged to contact the City Council to express their opposition. The Council can easily be contacted by sending a single email to snellvillecouncil@aboutgwinnett.com.
