The Gwinnett County Planning staff has issued a recommendation of denial on RZC2007-00045, a proposal to build a gas station and convenience store at Rosebud Road and Old Loganville Road. Majors Management has contracted to purchase the 3.34 acre assembled tract on the northeast corner.

The Planning Commission hearing (for recommendation) is now scheduled for Tuesday, July 17 (updated) while the County Commission hearing (for decision) is tentatively scheduled for July 24.

Dozens of readers responded to our previous email that they were adamantly opposed to the non-residential development of this intersection.  The Planning staff has agreed; now it is time to tell the Planning Commission that you expect them to recommend that the staff recommendation be honored and this rezoning application be denied.

Be respectful but insistent. Ask the Planning Commission to recommend denial of RZC2007-00045. You are welcome to provide your own facts and opinions, but you might note that the intersection is in a near-rural area; not a commercial node and not designated for non-residential development on the county’s land use plan; and it is just a couple of miles from a major commercial corridor (Hwy. 78).

A recommendation of denial, coupled with the staff’s recommendation will, along with your input, carry great weight with our Commissioner, Mike Beaudreau, who is already inclined to deny this application.

It is important that a small contingent from the area attend the Planning Commission hearing on Tuesday night. If you are concerned about this development and have Tuesday evening open, please plan to attend; especially if you are a HoA President or neighborhood representative who can speak for the larger group.  It will not be necessary that you speak during the hearing, but you are welcome to do so. We just need some bodies in the audience.
